Q: What kind of land do you have available?
A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and if it does, we will say so in the ad. Most of our property may is completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you know what is available with each property.
Q: Why are the properties discounted so much on this site? Wouldn’t you just keep the best deals for yourself?
A: You’ll find land investment properties on this site are discounted around 20% to 50% because of our proprietary marketing systems that get in touch with land owners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you.
Q: How are the properties on this site different from ones I’d find on the MLS?
A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the home owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.
Q: Are you an agent that lists land for sale?
A: No, we are not agents. We buy land and sell land.
Q: Can I use bank financing to buy these properties?
A: We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers. Q: How do I make an offer on a property?
A: Simple, head over to our Contact Us page and send us an email or give us a call. We take offers first come first serve… and telephone tends to be the quickest. Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.
Q: How often do you add new investment land in to the site and VIP Buyers List?
A: We’re always sourcing new investment land… and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.
Q: Do you charge any fees to buy or sell?
A: We don’t charge home owners any fees to help them find a solution. We purchase properties at win-win price. When you buy an investment property from us, we buy the property at a steep discount, add on our property acquisition fee which is our profit for finding and negotiating the deal… and you pay a still deeply discounted price. A win-win for all.
About Our Properties
Q: How much are property taxes?
A: Unless otherwise stated, for cash sales, all of our properties are free, clear and current at the time of conveyance. If you owner finance the property, you’ll reimburse us property taxes each year until payoff.
Q: Are there back taxes or liens associated with the property?
A: No. We make sure our properties are sold free & clear of liens and encumbrances and that the taxes are current.
Q: What can you tell me about the property?
A: We buy land for re-selling it. Everything we know about each parcel is stated in the listing.
Q: What is the address?
A: If the property has a US Postal Service address, it is in the ad. Many people don’t realize that 100,000’s of land parcels do not have addresses because no one has lived on them to register an address. Your property may be in this category.
Q: Does the property have utilities?
A: Unless indicated in the description, the rural properties we sell do not have utilities. They’re perfect for building on and connecting to area utilities or using solar, wells, and/or wind for a “green getaway.”
Q: Are mineral rights included?
A: Unless indicated in the description, mineral rights are not included. We have never found this to be an issue with any of the properties we have sold.
Q: Can I raise crops or animals on the property?
A: For land not in a subdivision, then the answer is most likely, yes. Land in a subdivision may come with county zoning and other restrictions. Please check with the county regarding permitted property use prior to purchase.
About the Process
Q: Do I need an attorney or real estate agent?
A: We use straightforward, easy-to-read contracts. Of course, we encourage you to hire anyone you think necessary but we’ve done our best to make the process easy for anyone to understand.
Q: Why buy from you instead of a real estate agent?
Real estate agent’s charge fees from 2% to 10% of the purchase price. We take out the middleman, saving you more.
Q: How do I plan a site visit?
A: No need for an appointment before you visit it yourself, just let us know you’ll be out there. Each property is special. Some need d4 wheel drive and GPS to locate while others have “drive right up” access. We put GPS coordinates in the ad so you can put them into Google Maps and choose “Directions” and drive straight to the property where possible. Email or message us if you need any assistance with maps, coordinates, etc.
Q: Will you take payments and escrow the property taxes?
A: Almost always, yes. At a minimum we’ll need you to have a debit card, credit card, or bank account. We can set up easy monthly payments and property tax escrow for a small, reasonable, monthly fee (<$10). Please contact us with your special circumstances.
Q: Is title insurance available?
A: Yes, we conduct thorough due diligence on our properties and the titles should be insurable by nationally recognized Title Insurance Companies at your choice and expense.
Q: How do I apply for owner financing?
We can typically offer financing on our properties. The minimum down payment varies on a property-by-property basis. After the down payment, the remaining balance may be financed on a term of anywhere from 1 year or more years. We offer easy terms, with no credit check or lengthy underwriting process. You will have full lawful use of the property upon completion of the paperwork and receipt of your down payment. There is no pre-payment penalty or balloon payment, so you can pay off the loan at any time.
